Texas has no income tax and some of the highest property tax rates in the country. The two things that move your bill are the exemptions you have filed for and whether your street sits inside a MUD or PID.

Municipal utility and improvement districts are billed on top of county, city and school taxes, and are common in newer suburban developments. Rates are set per district — around $0.50 to $1.50 per $100 of value in Harris County, or roughly $1,000 to $6,000 a year.

The three dates
30 April to file for a homestead exemption. 15 May to protest your appraisal, or 30 days after your notice — whichever is later. 31 January to pay.

Combined rates add school, county, city and special district levies. The example applies the $140,000 homestead exemption to the school portion of a $400,000 appraisal and excludes MUD, PID and SUD charges, which are billed on top and vary by district.
Questions people actually ask
Why is my bill higher than my neighbour's?
Usually a missing homestead exemption, or a MUD or PID on your side of the street. Both are worth checking on your appraisal notice — the exemption is free to file and the district charge is printed on the bill.
What does the over-65 exemption actually do?
It takes another $60,000 off your school taxable value on top of the $140,000 homestead, and it freezes your school taxes at that year’s level for as long as you own and occupy the home. The freeze is the part people underrate: rates and values can rise around you and your school portion does not.
When can I protest?
By 15 May, or 30 days after your appraisal notice arrives — whichever is later. Filing is free and most districts take it online. A large share of residential protests settle informally, before any hearing.
Is a MUD tax permanent?
It runs until the district’s bonds are repaid. Rates usually fall as a development matures, but expect it for years rather than months.
When do I pay?
Bills arrive in October and the full amount is due by 31 January. Texas bills once — there is no second instalment. Over-65 homeowners can split it into four payments.
